Photo Preparation Guide

Please review this guide to ensure the home is shoot ready before the photographer’s arrival. A showcase ready home allows the photographer to focus solely on capturing the best photos possible without interruption

Quick Overview for realtors & homeowners:

  • Minimal number of people at the home. We typically ask the realtor to leave as well.  We will be using a wide angle lens and lighting so it’s easy to photobomb.

  • No showings during the shoot please, if possible.

  • For the interior, we often times start with bedrooms and smaller spaces then move onto living areas.

  • Interior furniture is flush/staged, shades are open, distracting items are hidden away (paper towels, TV remotes, pet toys etc)

  • The exterior may be photographed at various times during the photoshoot:

    • No cars in the driveway or on the curbside. No trash/recycle out front.

    • Backyard should be prepped - furniture is neatly staged, pool features on, pool vacuum removed.

    • Sprinkler system turned off 2 hours before start of shoot, through duration of the shoot -Very important.

  • Twilight Sessions: Turn on Pool light to white or blue, Landscape lights ahead of sensor if possible, exterior sconces. Sensor Flood lights turned off.

INTERIOR

  • Ensure all your bulbs are working and same color temperatures. Recessed lighting & fixtures may be turned on, while lamp lighting turned off. If the home has great natural light we may shoot with some or all the lights off - we recommend lights off for a more architectural vibe.

  • Window blinds/shutters should be open and flush.

  • Be mindful of distractions through window views as well - recycle/trash cans or vehicles.

  • Living Area:

    • Remove miscellaneous items such as tissue boxes, remotes, pet toys, etc.

    • Furniture cushions are flush & furniture is properly lined up with area rugs.

    • Consider removing tell items from the center of rooms that obstruct line of site through the space. Such as lamps that sit over 4ft tall behind a couch or a flower vase on a table/counter that overlaps with a light fixture.

  • Bedrooms: Fluff pillows, smooth out bedding, remove tissues/remotes from nightstands.

  • Bathrooms: Remove small rugs, put away toiletries, clean mirrors & glass showers.

EXTERIOR

  • Schedule landscapers the day before or 2+ hours before our arrival

  • Remove cars from driveway & curbside of home.

  • Sprinkler system turned off 2 hours before the photoshoot to avoid wet concrete, puddles, etc.

  • Outdoor furniture is flush and neat. Umbrellas are typically better closed to keep views intact, but this can be discussed with photographer.

  • Pick up after animals

  • remove the pool vacuum, chlorine floater, any excess distractions from yard.

  • Turn on pool water features (not spa bubbles)

Twilight Exterior

  • Flood light & sensor lights should be turned off

  • Landscape lights on 15 minutes before sunset

  • Pool Light on, white or blue looks best / Fire Features on at sunset

  • Outdoor sconces & patio lights to be turned on

  • Interior lights remain on while shooting the exterior

Decorating/Staging

Often times, less is more. It’s best to have minimal items on countertops and tables. Talk to your realtor about doing some light staging. It may be helpful to add some colorful throw pillows, flowers, or table settings throughout your home.
