Photo Appointment Checklist

Please review and have your home photo-ready before the photographer arrives. We have a set amount of time for each photoshoot, so it’s important we focus on shooting versus decluttering & staging.

During the Photoshoot

  • Minimal number of people at the home. We typically ask the realtor to leave as well.  Using a wide angle lens and lighting so it’s easy to “photobomb.”

  • We usually start with bedrooms and smaller spaces then move onto living areas.

  • Outside will be photographed first or last, depending on the lighting.

  • Photoshoots range from 1 to 5 hours, depending on the home and shoot details.

INTERIOR

- Ensure all your bulbs are working and same color temperatures. Can lighting & fixtures may be turned on, while lamp lighting turned off. If the home has great natural light we may shoot with some or all the lights off.

- Window blinds/shutters should be open and flush

- Remove miscellaneous items such as fans, dog beds, and shoes from living areas

- Remove personal items & small rugs from bathrooms, fluff up pillows and make all the beds

- Consider removing any tall items that obstruct line of sight or views. Tall lamps in living areas, large items on kitchen island, outdoor umbrellas, etc.

EXTERIOR

-Remove cars from driveway and curbside, try to park a couple homes away.

- Remove toys from yard, pool floats, and pool vacuum

- Make sure patio furniture is nice and neat

- Don’t hide items near RV gate, it’s an important Image to capture.

- Pick up after animals

TWILIGHT SHOOTS

-Exterior landscape lighting on. May need to be turned on manually, the sensors often kick in 10 minutes too late

-Pool light on & pool vacuum removed. White or blue lighting looks best.

-Water features on. With the Exception of water features that create spill or overflow.

-Fire Pits ready to be lit (gas or electric only)

Decorating/Staging

Often times, less is more. It’s best to have minimal items on countertops and tables. Talk to your realtor about doing some light staging. It may be helpful to add some colorful throw pillows, flowers, or table settings throughout your home.
